Our goal is to provide you with a healthy, vibrant lawn through professional weed control, fertilization, and other turf care services. The following outlines American Lawnscape’s services as well as homeowner responsibilities regarding lawn care and maintenance. Our cooperative partnership ensures the optimal results for your lawn and landscape.
1. Services
A. Definition
1. Lawn Treatment: Pre-Emergent and/or Post-Emergent Herbicide, Fertilizer or Other
2. Nutrithrive + PLUS: Ornamental Plant Nutrition + Fungus Prevention/Cure
3. Turf & Plant Insect Control: Damaging Outdoor Insect Control & Prevention
4. Core Aeration: Mechanical Turf Canopy Perforation and Soil Core Extraction
5. Overseeding: Seed applied to bolster mature turf
6. Turf Health Services: Additional applications are available to address lawn pests, diseases, or the like.
American Lawnscape may from time-to-time create and offer additional services as well as promotions designed to provide you with a healthy, vibrant lawn. From time-to-time, we may also discontinue services and or promotions.
B. Lawn Treatment Programs
1. Four Season- 12 monthly applications in a calendar year consisting of Pre-Emergent and/or Post-Emergent Herbicide, Fertilizer or Other
2. Three Season- 9 monthly applications in a calendar year consisting of Pre-Emergent and/or Post-Emergent Herbicide, Fertilizer or Other
3. Two Season- 6 monthly applications in a calendar consisting of 2 pre-emergent, 2 post emergent and 2 fertilizer
C. Renewal
The programs will auto-renew in February of the following season. American Lawnscape provides several communications leading up to program renewal. The client has the option to pause or cancel service prior to renewal. If the client does not cancel or pause the service prior to American Lawnscape performing the service then the client will be charged the standard application price for that service.
The auto-renewal minimizes the risk of the critical February pre-emergent application from being missed.
D. Cancellation
The client may cancel at any time with written notice. Cancellation communications shall be made in writing by emailing [email protected]. The writing must include the service address. If there is a balance due, then the client must pay the amount due before American Lawnscape may close the account.
American Lawnscape may cancel service at its discretion with written notice. Example: If the service area changes such that the client’s address is not longer in our designated service area, then American Lawnscape may cancel the service.
2. Service Expectations
To maximize the effectiveness of our treatments, please keep the following in mind:
A. Time of Results
While many clients see noticeable changes within a few weeks, achieving a thick, healthy lawn often takes multiple applications over several months and ultimately is an ongoing endeavor.
B. Weather Factors
Weather conditions, such as excessive rain, drought or heat, may influence treatment effectiveness and scheduling.
C. Grass Types Served: American Lawnscape supports warm weather grasses including: Bermudagrass, Zoysia and St. Augustine.
D. Notification
During the service appointment, American Lawnscape may observe a condition that needs the client’s attention. American Lawnscape will communicate observation and recommended course of action.
If the recommendation is something that American Lawnscape can offer, then we will supply the client with pricing for approval. If the client approves, then we will schedule the service accordingly.
The client has the option to authorize American Lawnscape to treat for any disruption and invoice for the service rendered without pre-approval. Examples: destructive pests (Army worms, Bermuda mites and Turf disease).
E. Communication Cadence
We utilize the following communication process for services:
1. Email: Monthly article detailing the lawn treatment application strategy for that month
2. Email: Service date confirmation so that you know well in advance when we plan to be onsite
3. Text: Reminder the day before your service date to clear away any toys, pet waste and to unlock gates
4. Text: Receive a message when we are in route for our service appointment and another message when our work is complete
5. Yard Card provided at the time of service with treatment details
If there is a schedule delay caused by weather, traffic, or other unforeseen obstacles, then you will receive a text alert with a follow-up notification including a revised service date.
Client must opt-in and remain opted-in to participate in the text messaging service. To opt in, the client must text: START to 469-517-3440.
3. Satisfaction Guarantee: If you are not satisfied with a specific treatment, let us know within 14 days, and we will work with you to address your concerns.
4. Initial Service Appointment
A. Initial Weed Control Application
Depending on the weed conditions during our first service appointment, it may be necessary for a Jump-Start Treatment plan that includes a 2nd – separate weed control application within 20 days of the 1st treatment to gain control. This approach enables us to:
● Quickly gain control of current, mature weeds.
● Prevent new weeds from taking off while we are gaining control.
● Clear the path for lawn fertilization. A thick, healthy lawn becomes a good weed barrier.
After your initial visit, we will determine whether a 2nd application is needed and seek your approval to schedule for a later date. Some charges may apply.
If the 2nd weed control application service is not approved then overall control of the initial broadleaf, sedges and grassy weeds may take up to three months or more. Weed infestations have a direct, negative impact on turf strength density, growth and ability to defend itself against weather-related stresses and pests.
B. Recommendation
We recommend mowing and edging (and bagging if the yard is highly dense with a variety of mature weeds) no less than 2 days following the weed control treatment cycle. The remainder of the weeds will decompose over time.
We will assess and determine any major actions that may be recommended aside from the standard lawn treatment plan.
While onsite, we will take pictures to establish baseline and store in your account.
5. Weed expectation
A. General
The weed type, time of year and overnight temperatures affect the amount of time that it takes for a weed to die off after treatment. Weed control products do not make weeds “disappear”. Most weeds will discolor and die off within 5-30 days after treatment, depending on weed type. There is not one product on the market that controls all weeds on all grass types in all temperatures throughout the year.
Our monthly treatment plan includes spot spray weed treatment regardless of what that month’s primary focus is (i.e. fertilizer, pre-emergent etc.), unless air/ground temperatures are out of range for use according to manufacturing guidelines.
B. Persistent/Invasive Weeds
Nutsedge, Dallis Grass and other grassy weeds cannot be controlled or prevented with pre-emergent products. While we will treat these weeds with the use of post-emergent products and due to the nature of their growth patterns, we cannot guarantee the effectiveness of chemical treatment in their control or abatement. In some cases where sedges or grassy weeds have gained entire control of the lawn, we will recommend alternative lawn strategies.
If new sedge, Dallis grass or the like emerges between service appointments and you would like these treated prior to your next appointment, we will schedule an off cycle weed control application and the standard monthly service charge will apply.
C. Recommendation
We recommend mowing and edging take place at least two days before or following the weed control treatment application. The remainder of the weeds under the soil will decompose over time.
Do not run sprinklers within 24 hours of weed control application.
Avoid overwatering, underwatering or scalping the lawn as these conditions can cause turf stress and promote weed growth.
D. Rain Safe Zone
Most of our weed control products require a 4 hour rain-safe window. If you experience a downpour of rain within 4 hours of your treatment, please reach our office (214-308-1322 talk or text) and we are happy to schedule a follow up, complimentary re-application.
6. Homeowner Responsibilities: Your active participation is vital to achieving the best results. Please ensure the following:
A. Mowing
Per the Texas A&M Agri Turf guidelines, we recommend weekly mowing throughout the active growing season. Lawns that are mowed weekly in combination with regular lawn care services are thicker, healthier, greener, protective against weeds and more resilient to damaging insects and pests.
We DO NOT recommend bi-weekly mowing of lawns. Lawns that are infrequently mowed act more like prairie grasses that are thin, prone to diseases, damaging insects, pests and weeds. Our satisfaction guarantee does not apply to bi weekly mowed lawns.
Do not mow within 24-48 hours after a treatment to allow products to absorb into the grass.
B. Watering and Irrigation
Affirm that the irrigation system is fully operational and inspected annually. Client is responsible to ensure that all sprinkler heads are directionally and functionally correct. All drip lines are fully functional.
Plant or turf damage for over or under watering is not the responsibility of American Lawnscape.
Follow special watering considerations (if any) for our service treatment detailed on your yard card provided at time of service..
C. Service Date Readiness
1. Ensure the lawn is free of pet waste, toys, furniture, and other obstacles on the day of service.
2. Ensure a safe, adequate pathway to the backyard.
3. Ensure gates are unlocked or gate code is provided.
If American Lawnscape is not able to perform our work because the property is not ready, then we will need to skip and reschedule. A trip charge of $35 may be applied to your account to cover the additional labor and transportation costs incurred.
D. Pet Safety
Please keep pets indoors during our service appointment. While we shut gates after entering, we are not responsible for animals who inadvertently get out.
Keep pets off the treated lawn for at least 30 minutes after application. American Lawnscape will provide a courtesy notification once service is complete.
E. Notification
1. Construction: Please notify American Lawnscape in advance of your scheduled service date if your property is undergoing any projects that impede our ability to complete our work.
2. New Sod: Please let us know as soon as possible when new sod or seed is applied to your lawn.
3. Concerns: Text or email American Lawnscape regarding your lawn (include pictures and details).
7. Billing
A. General
Services are billed 24-48 business hours after the service is performed. Payment is required upon receipt.
Clients shall authorize American Lawnscape to charge the authorized credit card or debit card on file. American Lawnscape will charge the authorized credit card or debit card within 24-48 business hours after the service is performed.
If the credit card on file does not accept the transaction, American Lawnscape will notify the client within 24-48 business hours. The client will provide another form of payment and American Lawnscape will update the authorized credit card or debit card in the client’s account accordingly.
B. Past Due Account
If for any reason the client’s account is past due at least 30 days, then American Lawnscape may apply a late payment fee.
If the client’s account is past due at least 60 days, American Lawnscape may suspend service at its discretion. To resume service, the client must provide payment to bring the account current.
8. Schedule
A. General
American Lawnscape will schedule monthly lawn treatment service according to the plan that the client selects. The standard schedule is that each application takes place within a 4-7 week cadence.
B. Disruption
The schedule may be disrupted due to weather, traffic or other delays. American Lawnscape will notify the client by text and follow up in email with the newly rescheduled service date. If the new date is not convenient for the client, then the client will notify American Lawnscape and American Lawnscape shall offer a more suitable date for the client.
If the lawn will not be available for American Lawnscape, the client will notify and American Lawnscape will offer a more suitable date for the client. If the yard is not ready for the service at the time American Lawnscape arrives or dogs/persons in the backyard during the service appointment with no means of entering the house, then American Lawnscape will notify the client by text and offer another date.
While we make best effort to schedule mowing days, if your scheduled service date coincides with your mowing day then please contact American Lawnscape in advance and we are happy to reschedule the service day or rearrange the current day’s route to accommodate.
9. Reactive Customer service process. Reactive Management versus Proactive
A. Process

For lawn or landscape related concerns, please send pictures through text or email. Make sure to include several wide angle shots as well as close up on the areas in question.
American Lawnscape will determine the course of action and communicate back to the client. If the course of action requires an add – on service, American Lawnscape will provide pricing for client’s approval.
Once American Lawnscape receives approval, then American Lawnscape will offer a service date and schedule accordingly.
10. Limitations of Service. While we strive for excellent results, certain factors may impact lawn health and are beyond our control:
A. Soil Quality
Poor soil conditions (e.g., compaction, low organic matter) may limit treatment effectiveness. Aeration or soil amendments may be recommended.
B. Shade
Lawns with significant shade may struggle to grow thick, healthy grass. Bermudagrass requires at least 6 hours of direct sunlight during the growing season. Certain varieties of Zoysiagrass require at least 3-6 hours of direct sunlight during the growing season. Most varieties of St. Augustine require 4-6 hours of direct sunlight during the growing season, as well.
C. External Factors
Pests, diseases, extreme weather, pet waste or improper care (e.g., under/overwatering or scalping the lawn) may impact results.
